Founded in 1987 and headquartered in Saratoga Springs since 1994, Pfeil & Company concentrates on retail leasing, commercial and multi-family development, construction consultation, and adaptive reuses of historic buildings in the Albany Capital Region.

Over its 22-year history, Deane and Jeffrey Pfeil, the company’s principals, have negotiated scores of leases as exclusive leasing agents or tenant representatives. They have worked with national retailers, including Borders, Bed Bath & Beyond, Kohls, Petco, Home Depot, Linens N Things, OfficeMax, TJMaxx, Michaels, Eddie Bauer, GAP, Banana Republic, Talbots, Chico’s, Ann Taylor Loft, Cold Stone Creamery, Berkshire Bank, Red Robin Restaurant, and Jos A. Bank, as well as local and regional tenants.

As construction and marketing professionals, they have assisted numerous real estate clients over the years in a wide variety of projects from medical office buildings and shopping centers to unique custom homes and snow melt systems.

In recent years, they have become known for their pioneering endeavors in Troy where they have purchased and successfully redeveloped two prominent, historic buildings into multi-family units. Both projects have had a dramatically positive effect on economic and community development in two different neighborhoods.

PROJECT HIGHLIGHTS

THE CONSERVATORY. Most recently, through their affiliate Troy Living, they completed a total historic restoration of the former Stanleys Department store at the corner of State and Third in downtown Troy. Renamed The Conservatory, this elegant building, erected in 1903, now houses 19 of the Capital District’s most luxurious and beautiful apartments, a basement parking garage and approximately 8,700 square feet of grand retail space in which they opened Pfeil Hardware. SARATOGA SURGICAL ASSOCIATES. As a seasoned construction expert, Jeff Pfeil is overseeing the construction process of Saratoga Surgical Associates’ 13,000 square foot second medical office building on Church Street in Saratoga Springs. Jeff also directed the construction of SSA’s first building next door in 2005.

             

POWERS PARK LOFTS. In 2007, they successfully sold out 18 loft condominiums at Powers Park Lofts, a historic preservaton/adaptive reuse project located at 387 Third Avenue in Troy’s Lansingburgh neighborhood. They transformed a former textile factory, built in the mid-1800s and early 1900s, into the area’s first true loft condos. For more information, please visit www.powersparklofts.com.

MASIE CENTER. In 2001, as developers, they completed the MASIE Center, an 8,000 square foot “smart” building located at 95 Washington Street in Saratoga Springs. This was a sensitive infill project on the city’s west side. The building’s exterior reflects the historic Victorian neighborhood. Its interior features state-of-the-art furnishings and technology, including e-commerce and e-learning laboratories, and a fully digital Internet television broadcast studio.

US POST OFFICE. In 1999, they accomplished the restoration and adaptive reuse of the historic US Postal facility on Broadway in downtown Saratoga Springs. Through a unique public/private partnership, they master-leased and renovated into usable commercial space the area no longer used by the Postal Service The income generated by their lease justified the allocation of Postal Service funds for a magnificent $250,000 historic restoration of the grand public rotunda.

THE PFEIL BUILDING AT 340 BROADWAY. As developers and owners, they built 340 Broadway in 1997, the first new, private building on historic Broadway in 50 years. Pictured in the March/April 1998 issue of Traditional Building magazine, The Pfeil Building has been praised for its compatibility with the surrounding Victorian architecture. Major tenants include Eddie Bauer and Morgan Stanley.

UNIVERSAL PRESERVATION HALL. Since 2001, Jeff has worked as a volunteer construction manager to save and restore the former Universal Baptist Church on Washington Street in Saratoga Springs. It was in imminent danger of collapsing and he and a dedicated group of colleagues didn’t want to lose this beautiful historic structure with the tallest steeple in the city. Because of the size, wonderful sight lines and superb acoustics of the upper level auditorium, the building is being transformed into a 600-650 seat performing arts and special events venue. The nationally recognized architectural firm of John G. Waite Associates in Albany worked with the group to restore the building carefully and maintain its historic integrity as much as possible, while creating an efficient, flexible, state-of-the-art facility inside. Happily, the building is now structurally sound and weather-tight, and much of the interior is finished. Events are being hosted, including weddings, concerts and First Night Saratoga performances, but final restoration continues and more money is needed!
