Company Profile

Based in downtown Saratoga Springs since 1987, Pfeil & Company focuses on two areas of real estate in the greater Albany Capital District: retail and commercial leasing; and commercial and multi-family development.

As exclusive leasing agents, we successfully find tenants for developers of shopping centers and office buildings. And, as tenant representatives, we find appropriate locations for retail and office tenants.

Over the years, we have negotiated scores of leases with national retailers such as Kohl's, Petco, Home Depot, Linens N Things, OfficeMax, TJMaxx, Michaels, Eddie Bauer, GAP, Banana Republic, Bed Bath & Beyond, Talbots, Chico's, Ann Taylor Loft, Cold Stone Creamery and Borders Book Store; local and regional retailers, and office tenants.

 

Recent development projects include Powers Park Lofts, a historic preservation/adaptive re-use project located at 387 Third Avenue in Troy's Lansingburgh neighborhood.   While restoring and preserving a wonderful, 140-year-old manufacturing building, we created 18 roomy lofts with 12-14' ceilings, exposed timbers and brick, huge windows, and lots of great amenities.  These condominiums are the first true loft homes in the region, and sold very quickly in 2006.

Restoration is almost complete of the former Stanley's department store at the corner of State and Third in downtown Troy.  Renamed The Conservatory, the elegant building includes four floors of high-end rental residential units with parking in the basement.  Retail shops are currently being leased for the first floor to take advantage of the expansive store frontage.  Many of the apartments are leased and occupied already.  For more information and an update on the status of the apartments please visit:: www.TheConservatoryTroy.com

Development Highlights

 

340 Broadway

As developers, we built and own 340 Broadway, a much-acclaimed retail and office building on historic Broadway in downtown Saratoga Springs. Pictured in the March/April 1998 of Traditional Building magazine, 340 Broadway was given a recognition award by the Saratoga Springs Preservation Foundation for its compatibility with the surrounding Victorian architecture. Major tenants include Eddie Bauer and Morgan Stanley.

 

Saratoga Springs Post Office

In 1999 we accomplished the restoration and adaptive reuse of the historic US Postal facility on Broadway in downtown Saratoga Springs. Through a unique public/private partnership, we master-leased and renovated into usable commercial space the area no longer used by the Postal Service. The income generated by our lease justified the allocation of Postal Service funds for a magnificent $250,000 historic restoration of the grand public rotunda.

 

In 2001, as developers, we completed the MASIE Center, an 8,000 SF "smart" building located at 95 Washington Street in Saratoga Springs. This was a sensitive infill project on the city's west side. The building's exterior is reflective of the historic Victorian neighborhood. Its interior features state-of-the art furnishings and technology, including e-commerce and e-learning laboratories, and a fully digital Internet television broadcast studio.


       Saratoga Surgical Associates

As developers, we coordinated the design, approvals and construction of the 10,000 square-foot Saratoga Surgical Associates building at 381 Church Street in Saratoga Springs. Great care was taken to have the design and site plan of this building be compatible with adjacent historic, clapboard structures while meeting new code and zoning requirements and the specialized needs of a busy surgical practice.

Universal Preservation Hall

For the past six years, we've been working as volunteers to save and restore the former Universal Baptist Church on Washington Street in Saratoga Springs. It was in imminent danger of collapsing and we didn't want to lose this beautiful historic structure with the tallest steeple in Saratoga Springs.

Because of the size, wonderful sightlines and superb acoustics of the upper level auditorium, it is being transformed into a 600-650 seat performing arts and special events venue. The nationally recognized architectural firm of John G. Waite Associates in Albany worked with us to restore the building carefully and maintain its historic integrity as much as possible, while creating an efficient, flexible, state-of-the-art facility inside. Happily, the building is now structurally sound and weather-tight, and the stage and much of the interior is finished.  Events are being hosted at the UPH, including weddings, concerts and First Night Saratoga performances, but final restoration is continuing through 2008.
